A rarity in the middle of nature with no immediate neighbours on almost 15,000 square metres of land awaits you ‘Hide-Away’ at 1141m above sea level and a magnificent place to slow down from hectic everyday life.aWe are delighted to be able to offer you a rarity for sale in the middle of the Binntal Landscape Park. The old rectory ‘Binnelti’ was built in 1859 by the priest Clemens Bortis, who was known far beyond the borders of Grengiols, and is situated at 1141 metres in an unobstructable, secluded location with a wonderful view of the Rieder- and Bettmeralp opposite. The typical Valais house has been preserved in its original state, with the exception of a bathroom extension from the 1970s.
There is a 30 square metre earth cellar in the valley-facing brick substructure of the house. In the block housing on top is the heated living room and side room (‘Stubeti’) as well as the stone construction of the kitchen-cum-living room located behind it on the slope. Above this is a cosy gallery and a very spacious room with sloping ceilings.
Living area
At the rear of the house, you enter the spacious eat-in kitchen with dining area, kitchen, old fireplace and wood-burning cooker / cooker, which also provides hot water in the house. To the left of the eat-in kitchen is a bathroom that was added in the 1970s. From the bathroom you can also access the west-facing terrace with garden, dry stone walls around the house invite you to garden. Both the eat-in kitchen and the bathroom have a beautiful light green slate floor.
From the centre of the eat-in kitchen you enter the beautiful, sun-drenched living room with a magnificent view of the almost 1.5 hectare property, which consists of about 2/3 meadows and 1/3 larch forest. The living room has an original tiled stove (dark green), which can also be seen from the adjoining parlour (‘Stubeti’). The warmth of the tiled stove spreads throughout the house. Both rooms have original wood panelling and a wonderful wooden floor, a highlight of a bygone era. Very well-preserved furniture from the time when the house was built (Valais table, secretary, couch, beds and petrol lamps) add to the cosy ambience.
Top floor
You will also find cosiness on the top floor above: a wooden staircase from the eat-in kitchen leads to the gallery, which can be wonderfully used as a bedroom, and behind it a large room with plenty of space for several beds and a cosy atmosphere under the roof ridge, also with a wonderful view of the mountains. The panelling here dates from the 1970s.
The entire house has a pleasantly high ceiling height of 212 cm, which was rather rare for its time. Municipal water and free access to ‘Wässerwasser’ provide drinking water and irrigation. The Binnelti does not (yet) have an electricity connection, but it is not a problem to supply the house with electricity or solar energy.
The power pylons, which currently still spoil the view, will be completely removed in 2025. In 2009, the Binnelti was given a new shingle roof made of larch wood. At the same time, the old wooden terrace to the east of the house was restored, inviting you to linger in the morning sun.
The house is an absolute paradise for mountain lovers. Due to its secluded location on the edge of the forest surrounded by meadows, nature and mountain lovers will find a special ‘hideaway’ with rarity value. We look forward to your enquiries and viewings. If you do not currently have a 4-wheel drive, we will be happy to transport you to the old vicarage. We organise viewing appointments on an individual basis and try to fit several viewings into one day.
